Good bones, nine-foot ceilings and great potential were the positive attributes of this Prospect home. The challenge was each room was segregated and it therefore lacked the open floor plan that is so popular today. It was due for an update.
Louisville Handyman and Remodeling (LH&R) utilized Chief Architect’s 3D software to show the homeowners the design possibilities that were ultimately chosen for this remodel. The project was performed in phases to help spread the costs over a few years. The first phase included elevating and widening the doorways and removing walls to alter the flow of the house.
It also included new engineered, handscraped, wide plank hardwood floors that continue through the home. To help stay organized, custom cabinets were added which included cubbies for the busy family, general storage and display shelving.
The second phase focused on the outdated great room and encompassed several major changes such as removing the traditional brick fireplace and framing up walls for a new gas fireplace with a custom mantel, quartz surround and inset flat panel TV above it. The design now provides a focal point for the room, brings the wall colors around the entire room and provides a much better layout for furniture. The previous great room had basic stained wood cabinets with faux beams running up the vaulted ceiling. This was changed to painted custom wood cabinets with lots of drawers for storage and display shelves with specialty lighting. In addition, soffits were added around the perimeter of the great room along with crown molding and subtle LED lighting to provide a more refined look to the space. A faux finish on the ceiling and backs of the shelving, along with an orb chandelier add texture and interest to the space. New carpet, couches, reupholstered chairs and lots of other eye candy were added to provide the finishing details.
The third phase focused on a major kitchen remodel. The entire layout was reconfigured based on the view into the kitchen made possible by the new, open floor plan. A beautiful wood hood and decorative accent behind the gas cooktop makes an eye-catching first impression. Painted and glazed custom cabinets which vary in both height and depth are accentuated by Cambria quartz countertops. The island, smaller than the existing island but better suited to the space, was resized for the correct scale for clearances. The island is now a distressed black finish and provides a contrast to the main cabinets. A dedicated pantry with rollouts, many drawers, wood lazy susans and new appliances provide for both an attractive and functional design.
A new outdoor living/entertaining area completed the latest phase of the remodel. Like the other spaces, 3D design software was used to design this space and ensure the view and lighting from within the house was maintained as well as create a new space for entertaining. The end result is a fabulous, large composite deck with two covered areas for entertaining regardless of the weather. Features include black railing, an outdoor fireplace, an outdoor flat panel TV, built-in grill, abundant seating and a hot tub.
Also, the renovation included a new roof, gutters, gutter covers and painting of the exterior of the house. While looking at this house, be sure to ask about the numerous energy upgrades, such as insulating the garage ceiling and walls as well as above the great room with spray foam.
